What is a home measurement or floorplan service?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a floorplan service, an appraiser measures your property with a measuring tool — generally a tape measure or laser measuring device. As they tour the house, they notate the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch out the property. Then, the appraiser creates a report and detailed floorplan showing the total square footage of the home and the overall layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.
